Why Ikorodu Works for a Lot of Buyers

Established, connected, and considerably cheaper

The gap between Ikorodu and the Lekki corridor is stark — plots that would run tens of millions of naira in Lekki can be found for a few million here, in an area that's had houses and basic infrastructure for decades rather than being carved out of bush in the last five years. That maturity matters when you're trying to estimate what site preparation and access will actually cost, since there's less guesswork than in a newer development.

The trade-off is distance. Ikorodu sits further from the commercial centres of Lagos Island and Victoria Island, and while road links have improved, it's a longer commute for anyone working centrally. For buyers who don't need that daily commute, or who are building to rent out or as a long-term family home, the cost difference is usually worth it.

We quote each Ikorodu project individually after reviewing the plot's documentation and access, the same as we do everywhere else in Lagos State.

Ikorodu has plenty of land sold with incomplete or contested title, same as anywhere in Lagos. We'd always recommend confirming Certificate of Occupancy status or registered survey before committing to a plot, regardless of who's selling it.

Some outlying areas closer to Imota and Agbowa can be found for less, though access and infrastructure are more limited there.

Is Ikorodu a good area to build in?
