A fast-moving, expensive corridor

Land prices in Ibeju-Lekki roughly doubled between 2024 and 2026, driven by the Dangote Refinery, the Lekki Free Trade Zone, and the ongoing Lekki-Epe coastal road expansion. That kind of appreciation attracts a lot of new development, and it also means the gap between a good build and a rushed one shows up quickly once neighbouring land is worth several times what it was a couple of years ago.

Building costs themselves don't move as fast as land does — the same crew, materials, and labour rates apply whether the plot cost ₦15 million or ₦50 million. What does change is the standard clients expect for the finished house, given what they've paid for the land underneath it.

We quote Lekki and Ibeju-Lekki projects individually rather than off a fixed rate card, because site access, drainage, and how developed the immediate surroundings are can vary a lot even within a few streets of each other.

What we'd ask before quoting

Whether the plot has a Certificate of Occupancy or governor's consent, how far it sits from a tarred access road, and whether the estate (if it's in one) has an existing building specification you'll need to follow. These affect both cost and timeline more than almost anything else.

Land in the Lekki corridor now ranges widely by exact location — established areas like Lekki Phase 1 command a premium, while Ibeju-Lekki plots have moved from around ₦15 million in 2024 to ₦25–35 million in 2026 for comparable land, and some listings near the Free Trade Zone run considerably higher. This is one of the fastest-appreciating corridors in Lagos, so any figure should be checked against current listings before you commit.

Why is Lekki more expensive to build in than other parts of Lagos?

Land costs are the main driver, pushed up by the Dangote Refinery, the Lekki Free Trade Zone, and the Lekki International Airport project.
